The Residency @ Unipark Condominium offers student accommodation with furnished rooms, essential facilities and convenient access to campus amenities.
Stay Options
Accommodation is available for both long-term stay and short-term stay, subject to room availability.
- Long-Term Stay: Minimum 6 months. Rentals are paid quarterly, which means every 3 months.
- Short-Term Stay: 1 to 5 months. The whole tenancy period is payable in advance.
- Room assignment: At the sole discretion of The Residency Management.

Rooms are furnished with:
- Bed frame and mattress
- Cupboard
- Study table and chair
- Bookshelf
- Fan or air-conditioner
- Attached bathroom with water heater

- Sofa, TV, refrigerator and kettle

Long-Term Stay Rental Rates
Minimum tenancy period is 6 months. Rentals are paid every quarter. Rental prices exclude utilities charges.

Short-Term Stay Rental Rates
Short-term stay is available for 1 to 5 months. The whole tenancy period must be paid in advance. Total first payment will be advised.

For short-term stay, utilities charges are capped at RM150 for air-condition rooms and RM30 for non-air-condition rooms. If usage exceeds the capped amount, the tenant needs to pay the difference through the Hostel Management System (HMS).
Important Information
- Total first payment must be fully paid in advance at least 14 days before the expected check-in date.
- The promotion rate is applicable until further notice.
- Accommodation is subject to availability of beds on a first-come, first-served basis.
- Room assignment is at the sole discretion of The Residency Management.
- Early termination before the tenancy end period will result in forfeiture of all deposits.
- One month termination request is required before the check-out date.
- The deposit is refundable within a maximum of 90 working days upon termination, subject to any outstanding amount owed by the tenant.
- One month rental will be imposed for any cancellation made.
